Dryer Vent Wizard

The service technician (Tim)  from Dryer Vent Wizard will be in the neighborhood most the the day tomorrow (Monday, 10/27/2014) to complete inside inspections.  He is also expected to be here part of the day on Thursday.  He will knock on doors and ask to enter and complete the inspection.  If you see him about and want an inspection stop and give him your address and availability.

Dryer Vent Cleaning

On Wed. Oct. 15th the association Board voted to contract for the dryer vents to be cleaned on most of the units in our association.   We have signed a contract with  hired Dyer Vent Wizard to inspect and clean the roof vents on 22 units in our association.  This company has provide us with references and a certificate of insurance.

Dryer Vent Wizard is tentatively scheduled to be here on Thursday, Oct. 23rd.  There company vehicle will be parked in the neighborhood.  Their employee(s) will be wearing company uniforms.

The service will be performed by Robb Vandenberg or another person from the company.



Planned services:

  • Climb roof and inspect dryer roof vent
  • Clean vent from the top down using their professional equipment
  • They will ask to enter your home to provide a free inspection  (10 point checklist ) of your inside connections, filters, and hoses.   The interior inspection is included in our contracted price.  
  • They will also offer to make interior repairs and replace hoses if needed.   Those costs must be paid by you the homeowner if you choose to have them completed.  You will receive a discount fror those services from Dryer Vent Wizard if you hire them to do that.  Either way the interior inspection is free - if you are home and let them in.
  • PLEASE DO NOT DO NOT USE YOUR DRYER ON THURSDAY MORNING OR EARLY AFTERNOON!

Your neighbors at 62 and 58 Somerset would like to host the 2nd annual chili dump.

Make your favorite chili with or without noodles/ spicy or not, and we will provide the dumping grounds.

Bring your spoon and bowl, whatever you want to drink, (soda will be provided).
We will open up both garages for seating.


We will also need some cheese and crackers and desserts.  Let Jean (dickjmw@aol.com) or call 579-0019 know if you will be attending and what you will be bringing.

2014 Annual Meeting

A big thanks to everyone who attended our annual meeting on July 22nd. It was a great opportunity to meet our new neighbors.  A list of notes from Officer Steve Olson's presentation on safety and Fond du Lac Watches is on the Association Information (click on the link in the menu above) page.



If you have something you would like posted here give it to any Board member.  The new association board will meet on Aug. 25th at 7pm.  The meeting location is 5 Yorkshire Dr.  We will determine officer positions at that meting.

Agnesian Construction Update

According to the Fond du Lac City Planner there are no plans for any development or changes to our border with the Agnesian property adjoining our land.  Agnesian is building a new dialysis center next their existing surgery center off Camelot.  They have started a road that will lead to the new center and parking area.  The border we have with them will remain as is for now.  The City Planner said we do have a wetlands area behind us that would make it difficult to develop.  Also, the City Planner said Agnesian does have a responsibility to control any water run-off as a result of their construction.

Dues Increase

Association dues increasing to $125

     The Board has decided it was time for a small increase in association dues due to increased costs for snow removal, insurance and lawn care.  Effective with the April payment, monthly dues will go up $6 to $125 per month. 
    This winter has proven very expensive to provide everyone with timely snow removal, and the winter is not over.  The last dues increase was about four years ago.  The Board also has to factor in if we are increasing and how much we are increasing our Reserve Fund.  This is the fund that will be used for eventual building and road repairs like siding, roofing and resealing the driveways and roadways.  Please be sure to increase your check or electronic funds transfer to $125.00 starting with the April 1st, 2014 payment.
